Small Home Design Firms Ideas for Project Scopes

Small home design firms ideas for choosing scope, from consultations and room layouts to adapted plans, permitting, full-service design, and prefab.

What to take away

  • You can buy design in much smaller units than most people realize.
  • A paid consultation is often the highest value purchase in the project.
  • Plan adaptation is a real service and cheaper than a bespoke design.
  • The rules governing small buildings are currently being argued over.

This guide to small home design firms ideas starts with scope: how small a unit of design can you buy, and who sells it? On a compact project, a full engagement is not always necessary. The smallest useful unit is often enough.

The two hour consultation

The Expert (theexpert.com) sells hourly video calls with vetted interior designers, typically $100 to $450 an hour. A two-hour call at $150 to $250 an hour is a narrower example within that broader hourly range; it buys a walkthrough, a brief and an opinion. No drawings, no procurement, no ongoing relationship.

Retail design services cost less. West Elm Design Crew, Crate & Barrel's Design Desk, Pottery Barn and Ethan Allen run free consultations in store, online or at home, on the expectation you may buy furniture from them.

This is the best value in the field, and the one homeowners most often skip. If a consultation stops you buying the wrong sofa or moving the wrong wall, it has paid for itself several times.

Most compact room problems sit in the tiers below construction, which our piece on design mistake costs argues is where the money goes furthest.

Layout only, existing walls

Drawings for furniture placement, storage and lighting inside the shell you already have. No structural work, no permit, no construction. Online services such as Havenly and Decorilla sell flat-fee room packages, typically from about $100 to $500.

Room that does not work

A local designer doing similar work charges $500 to $2,500. This tier suits a room that does not work but does not need building work.

Plan adaptation

You bring a stock plan or a previous design, and a local professional adapts it: local code amendments, site specific details, structural input and energy compliance. Plan publishers sell the same service. The Plan Collection, Houseplans.com and Design Basics quote modifications, often $500 to $3,000 for small changes.

Local is the operative word, and our piece on permits and small home design firms explains why two counties can reach opposite conclusions on the same set of drawings. Adaptation stays cheaper than a bespoke design.

Design to permit

The firm takes the project through design and produces the drawings needed for a permit application, then hands over to a builder you appoint. Architects commonly quote 5 to 12 percent of construction cost, so a $200,000 remodel carries $10,000 to $24,000 in design fees.

  • 5-12%Architect fee range

Backyard home specialists sell this as a fixed package. SnapADU in San Diego and Cover in California publish design-to-permit pricing. To find a local firm, the American Institute of Architects runs a Find an Architect directory, and Houzz lists designers by city. This tier suits owners who want to control construction procurement.

Full delivery

Design, documentation, tendering, and administration of the construction contract. Full-service architects typically charge 10 to 15 percent of construction cost, and design-build firms bundle design into a single build price. It is the most expensive and most protective tier, because somebody independent is checking the work as it happens.

Prefab as a service model

Some providers sell a product rather than a service, which changes the engagement: you buy a specified building and arrange everything below and around it. Abodu sells fixed-price backyard homes in California and installs them in weeks.

Boxabl sells the Casita, a factory-built studio, by waitlist, at about $60,000 before site work and permits. Plant Prefab produces panels and modules for architects' designs in a California factory.

The rules are moving under all of this

Design options for small buildings depend on a debate now underway in code development. The National Fire Protection Association has published material on the single exit stair debate, which asks whether small apartment buildings can have one exit stair instead of two.

That answer changes which floor plans are possible in small multifamily buildings, which is why designers track it. The broader housing policy context is moving too.

The Code Council's summary of the 2024 Case for Innovation in Housing report lists strategies local governments are urged to use.

They include flexible zoning for mixed use and multifamily development, public private partnerships, new housing technologies such as modular construction and 3D printing, community involvement in planning, and data driven policy. The summary says local governments cannot fix the shortage alone.

Common questions

Is a consultation enough for one room?
Frequently, yes. Ask for written notes afterward.
Will a designer adapt somebody else's plan?
Many will, with the original author's permission and a fee.
Are single stair buildings allowed here?
It depends entirely on your jurisdiction. Ask your building department.
Can I hire a designer just for lighting?
Yes. Ask for a scope limited engagement.
