Part of 5 things worth knowing about lessons from real-world small room makeovers

A five-line budget that actually survives a small room makeover

A makeover budget that survives contact with a real room, including the costs people always forget and the improvements that cost nothing at all.

What to take away

  • A makeover budget is mostly furniture, and furniture has hidden costs.
  • Delivery, returns and disposal are the three forgotten lines.
  • Some of the most valuable improvements cost nothing.
  • Budget for the household you will be in ten years, not just today.

A makeover is the cheapest kind of home project and the easiest to overspend on, because nothing in it feels large enough to need a plan. This is the plan.

Build it in five lines

Repairs. Anything failing in the room. Sticking window, damaged outlet cover, a floor that is not flat. Do this first or everything else sits on top of a problem.

Five Budget Lines In Order

  • Repairsfix failing window, outlet, floor first
  • Paint and wallsprimer, tools, touch up, sample
  • Furniturelargest line, watch hidden costs
  • Lighting and powercheap, high daily benefit
  • Textiles and finishingvisible layer, fund last

Paint and wall treatment. Include primer, tools and touch up. Include a sample tested on the real wall.

Furniture. The largest line, and the one with the hidden costs below.

Lighting and power. Cheap to change, high daily benefit, and the line most likely to be underfunded.

Textiles and finishing. The visible layer. Fund it last.

The three forgotten costs

  • Delivery, including surcharges for stairs, walk ups and restricted access.
  • Returns, including who pays return shipping and whether assembly voids the right to return.
  • Disposal, including collection charges for what the new piece replaces.

On a modest makeover, these three together routinely add a fifth to the total.

Forgotten Costs Add A Fifth

20% added to a modest makeover total

Delivery: stairs, walk ups, restricted access surcharges

Returns: return shipping and assembly voiding rights

Disposal: collection charges for replaced items

The improvements that cost nothing

Some of the highest value items in a makeover budget are zero.

Re-walk your exit routes after moving furniture. The National Fire Protection Association's guidance on making a home fire escape plan sets out the exercise.

Draw a floor plan, mark two ways out of every room including windows and doors, and mark the location of each smoke alarm. Every piece of furniture you move changes that drawing, and updating it costs a pencil.

Our modular storage care routine makes the same walk an annual job, because storage is what quietly breaks a plan that was correct when it was drawn.

Others in the same category: testing alarms, clearing a walkway, moving a charging cable off bedding, and putting a night light between the bedroom and the bathroom.

Those are habits rather than purchases. Our five makeover lessons reach the same place: a makeover that needs a new habit usually fails, and one that supports an existing habit usually holds.

Budget for the household you will become

A makeover funded only for today tends to be redone. FEMA's older adults preparedness guidance is built around a sequence worth borrowing for a design budget: assess your needs, create a plan, and engage your network, using worksheets that walk through a self assessment and produce a personalized plan.

Applied to a makeover, that means asking who will use this room in ten years, what they will find hard, and which of today's decisions makes that easier or harder. Lever handles, reachable storage and better light all cost the same now and are worth more later.

Committed, spent, remaining. Updated weekly while the project runs. A makeover fails financially through a series of small purchases nobody added up, not through one large mistake.

The evidence for what actually pays off is discussed in our guide to real world makeover lessons, and the correction cost tiers for fixing an existing room are set out in our piece on design mistake costs.

Common questions

How much should a bedroom makeover cost?
There is no useful national figure. Build your own five lines.
Should I buy furniture first?
No. Repairs first, then the layout, then furniture.
Is professional painting worth it?
In a small room with good preparation, often not. In a room with damage, often yes.
What is the best zero cost improvement?
Updating and walking your escape plan after the furniture moves.
